$96 Million Mixed-Use Development Opens at City Foundry STL
One Foundry Way development features 270 luxury apartments, ground-level retail
(St. Louis, MO) Tenants have begun moving into the long-awaited mixed-use residential and retail development at City Foundry STL. One Foundry Way brings the first market-rate, high-rise apartments to Midtown St. Louis in nearly half a century.
Designed by lead architect and interior design firm Lawrence Group, One Foundry Way is a $96 million mixed-use development that extends City Foundry STL Phase 1 – a vibrant entertainment, retail and dining destination, also designed by Lawrence Group that opened in August 2021. City Foundry STL is the redevelopment of a century old, 15-acre former foundry once used by Century Electric Company to manufacture motors and generators.
“One Foundry Way is a significant addition to an already dynamic and growing part of town, nestled between St. Louis’ most sought-after neighborhoods and the region’s finest academic institutions. It is the center of city life in St. Louis,” said Lawrence Group President Mike Schnaare. “We have always imagined that City Foundry STL would include places to live, which would complement all of the commercial activity and employment opportunities that exist in Phase 1.”
As Phase 2, One Foundry Way, located at 3835 Foundry Way along Vandeventer Avenue, serves as a gateway entry to the historic City Foundry STL redevelopment. With luxury and convenience driving its design, the development features ground-level retail that anchors a six-story, 481-space parking structure.
An eight-story residential tower is located above the parking structure and houses 270 luxury apartments available in studio, two- and 3-bedroom floor plans. One Foundry Way’s units feature floor-to-ceiling windows with expansive views of the surrounding cityscape, and interiors that merge modern aesthetics with industrial styling as characterized in the overall City Foundry STL development.
“In the dwelling units, attention to detail and high-end finishes create a feeling of abundant space and a sense of quality and timelessness. The modern, clean interior design incorporates warm, natural materials, glimpses of exposed concrete, and textures and patterns that make the space feel warm and inviting,” said Lawrence Group Interior Designer Dana Peck.
One Foundry Way residents enjoy many sought-after amenities, such as an outdoor rooftop pool and zen garden with live trees, fitness center, fire pits, lounges, bike storage, and dog run.
“One Foundry Way was designed with a focus on maximizing amenity spaces and private outdoor gathering areas that encourage social opportunities and shared experiences,” said Lawrence Group Associate Principal/Architect Jim Shearer, AIA.
ARCO Construction was the general contractor on the year-long project, which was developed by New + Found.
